As per my discussion with management,we will take 10% of BSP + 10% of PLC in advance.
That i need to rectify.
We have agreed on first sale/transfer for free.
We have also agreed on electric meter thing i.e.actuals or max 25000 Rs is being paid by customers(Flat owners).
I couldnt arrange/manage any thing extra in Specification.
We have zeroed on the extra open car parking will be provided to 2250 and 2950 sq. ft.customers alongwith covered one.
Now i had been said by management to frame the MoU from your end and that would be the final one with the inclusion of abovesaid clauses.

4) One additional open Car parking will be Alloted for second car for 2250 & 2950 sq/ft flats without any extra charges. (This is in addition to one covered parking included in additional charges).
5) Specifications: It has come to our knowledge through various sources that better rates/additional items in the specifications at same rates have been provided to several other corporate employee group bookings. Our teams have asked that these similar benefits in specifications and additional items as part of the base price should be provided by Gardenia to us also. Our team marked in to above will discuss this with you. We would appreciate a positive response from your side in this regard and closure next week.
You are requested to confirm and incorporate the the above in MOU appropriately and immidiately.

Please refer to the discussion with Mr. Anand Pillai and myself today regarding the Gardenia Sector 46 project booking:
1) We have formed a committe representing HCL employees who have booked flats in the above mentioned project. The mebers of the committee are marked to in the mail above: Mr. Suraj Bhardwaj, Mr. Ajay Pathak, Mr. Naveen Gupta, Mr.Rashmi Ranjan & Mr. Deepak Garg. They will be in touch with you for common points of discussion.
2) you will revert with the recipets on 15 odd cheques which have been given to you by various folks – by tuesday 12/1/10.
3) Gardenia has recieved 140+ bookings till date from HCL employees. Please provide full list to the committee above.
4) Any further information/email from you or Gardenia will be sent through a Gardenia official email id besides postal mail, as may be required. The email id may be HCLTower@gardenia.com.
We will send a separate note on the MOU for certain changes/ additions to be incorporated.

Regd Transfer/Sell terms and conditions
I found that 1st ransfer is free for HCL but can’t found is there some locking period or there is some condition that 95% payments should have been made before initiating the transfer/sell. I would appreciate if someone can pls provide some info on above clause
Even , I am looking for the same information, had talk with few people & as per them, we could transfer the flat on 10% payment also… but not sure abt it, may need to wait for Final MOU.
Any update on this? I may go to USA in feb first week and will do all paper work with Gardenia before that. If there is any update pls let me know.
I would like to know when MOU or builder-buyer agreement will be signed with Gardenia.
Haven’t heard anythin on this. Chandan sent a mail 2 weeks back saying it will be done between 15th and 20th Jan.
I will appreciate if anyone has any update on this.
